You may have heard or read about seller home financing, or it may be called owner financed homes. The good
thing is that all of it has to boil down mainly to three techniques. They are referred to by names such as
Land Contract, Lease Option or Seller Mortgage. Let's explain them quickly.

Land Contract or Contract For Deed
In most states, this is a document that spells out what will take place under this arrangement. In a typical
Land Contract, the owner or seller will provide financing for the buyer with set terms and a set downpayment.
In this case, the Seller has to sell and the Buyer has to buy. In some states if the buyer defaults, the seller
may have to go through a Judicial Foreclosure to evict the buyer.

Lease Option or Rent To Own
This is a method to purchase a home without having to qualify for a mortgage. In other words, people with
bad credit or no credit can use this form of owner financed homes. This does not require a large down payment
in normal circumstances. This differs from a Land Contract in the fact that the Seller has to sell, but the Buyer
does not have to buy. If set up properly, part of each monthy payment made on time, applies to the purchase
price of the home.

Seller Mortgage
When a seller agrees to finance in whole or in part, the purchase price of a home, they actually take the
place of a mortgage lender. This is most common among relatives that want to replace the costs associated
with traditional mortgage lending and pass the savings on to a relative or friend of the family.
