This Manual answers all your questions and is a complete step-by-step guide for creating a successful Rent-to-Own Real Estate sales system. If you’re a Seller or an Investor looking to sell Real Estate today, you have considered a Rent-to-Own program at some point and this book is for you. There are Three books in this series, one for Owner/Sellers, one for Tenant/Buyers and one for Realtors. Each approaches the Rent-to-Own (Lease/Option) from the perspective of those individuals but any serious Buyer or Seller should read all three Manuals to get a complete picture of how the program needs to be managed to be a win for everyone.
In today’s market, there is certainly no lack of homes for sale or Buyers who want to own them, but with financial institutions tightening up lending restrictions, and credit scores crashing because of the difficult economy, it is hard to create a match-up between these two essential elements in the housing market. For that reason, Owner-Carry options and Rent-to-Own options are becoming increasingly popular. With the threat of rising interest rates these alternatives are becoming even more attractive. It is very reminiscent of the 1980’s when most housing transactions were carried out between Owners and Buyers because of interest rates approaching twenty percent.
There are several programs and different trainers in the industry that all profess to have “the perfect” Rent-to-Own method for creating cash-flow and wealth through real estate. Some are good and some are just plain junk designed by someone who obviously has read lots of theory but has never actually put anything into practice. Even the initial course I took from a very highly respected and nationally known Instructor/Investor left out one very important and essential element. Once I discovered what that “secret” was, my success rate doubled in just a few months. You will learn that “secret” and several other unique tips in these manuals.
After successfully selling homes all over the US with this system during the last ten years, I want to share my experience and knowledge to help others be successful without making the mistakes I made.

Property Management Kit For Dummies (Book & CD)

Written from “first-hand experience”, this is a manual I created to help Tenant Buyers be able to enter into a Lease-Option contract to buy a home and have the experience be a success.
A few years ago I embarked on a wildly exciting adventure in the Real-Estate world. My wife and I had long been romanticizing about owing a house in the mountains. The little dream home beside a stream with beautiful views in all directions and elk in the yard every morning. Familiar with that dream or one like it???
Well, our problem, like so many others, was that we had no idea how real estate transactions worked or even how to know when we were looking at a property if it made sense for us from an economic standpoint or not. Heck, we didn’t have any idea about “Property values” or “owner financing” or “comparative market analysis”. We thought that “appreciate over time” meant that the property was “admired by the community”.
We had a lot to learn, but fortunately we got lucky. I won’t bore you with details. Just suffice it to say that because of a little luck and some timely coaching, we were able to have a Colorado mountain home on over 400 acres and now have the other half of our dream world which is a beach home in Panama. I feel very fortunate to have been able to have those things happen and I want to pay-back in some way by doing what I can to help others start on a similar journey.
Because I was once as uneducated about real-estate transactions as most Americans are, I understand the frustration of seeing others achieve their dream home desires and not knowing how to start down the path of home-ownership for myself. There are probably lots of ways that you can embark on this journey. What I want to share with you is the way that I created a real estate ownership system fairly quickly and with almost no money.
In these challenging times, it is especially important to do whatever you can to create an protect your financial welfare and future. Although this is a challenging time, it is also one of the best times in history to invest in real estate. I hope this manual will help you find a creative way to secure your financial stability and make your dreams come true.
