Landlords Please! What Defines Whether Person Is Guest of Tenant or Another Occupant of Property?
How is this defined?
Is this put into lease documents?
I’m having a problem with a girlfriend of the guy leasing…she has a dorm room at local college, but doesn’t seem to know how to find her own home.
Is there an established time frame with so many days a month, or is this just stupid.
Thank you.
Look at your lease.
Many say visitors can stay up to 2 weeks per year, after that, it violates lease.
As LL I would consider roomie is violating lease with this GF, who is regularly sleeping there.

The deciding factor is if she sleeps there. 14 days a year is a "guest", more is an "occupant" and they should obtain permission from the landlord, and pass all credit and back ground checks. They should also be added to the lease, otherwise the actual tenant has violated the lease by moving someone into property they do not own and have no rights to determine who lives there and who doesn’t.

well if the person is living there and there not on the lease then there an occupant of the property a guest would be like your cousins coming over for the weekend or for a short time if there living there on a daily basis then there an occupant of the property
