I Want to Make Money Doing LEASE OPTIONS, Where Can I Find My Best LEADS?

I want to find people to do Lease Optioning with.

Should I use a realtor to find them? I want to go simple

My target range are homes under 70 Grand in areas of town where its not too rough (trust me I have experienced this scenario, boy did I learn my lesson!)

I want to own multiple homes. I am a young investor. And need a little guidance in how I should buy within this market.

So how can I find these potential sellers? Thanks guys!
