If we make improvements in the house during a lease to own can the leasor decide not to sell it to us and keep those improvements for himself?

It depends on the terms of the contract and whether or not the contract addresses what would happen regarding imporvements if the leasor decided not to sale? If this is not explicitly defined in the contract then you can take the leasor to court and either compel the sale of the property or gain reimburstment for the improvements for the home equal to the labor and materials.

A few years ago I embarked on a wildly exciting adventure in the Real-Estate world. My wife and I had long been romanticizing about owing a house in the mountains. The little dream home beside a stream with beautiful views in all directions and elk in the yard every morning. Familiar with that dream or one like it???
Well, our problem, like so many others, was that we had no idea how real estate transactions worked or even how to know when we were looking at a property if it made sense for us from an economic standpoint or not. Heck, we didn’t have any idea about “Property values” or “owner financing” or “comparative market analysis”. We thought that “appreciate over time” meant that the property was “admired by the community”.
We had a lot to learn, but fortunately we got lucky. I won’t bore you with details. Just suffice it to say that because of a little luck and some timely coaching, we were able to have a Colorado mountain home on over 400 acres and now have the other half of our dream world which is a beach home in Panama. I feel very fortunate to have been able to have those things happen and I want to pay-back in some way by doing what I can to help others start on a similar journey.
Because I was once as uneducated about real-estate transactions as most Americans are, I understand the frustration of seeing others achieve their dream home desires and not knowing how to start down the path of home-ownership for myself. There are probably lots of ways that you can embark on this journey. What I want to share with you is the way that I created a real estate ownership system fairly quickly and with almost no money.
In these challenging times, it is especially important to do whatever you can to create an protect your financial welfare and future. Although this is a challenging time, it is also one of the best times in history to invest in real estate. I hope this manual will help you find a creative way to secure your financial stability and make your dreams come true.
