i own home i am the landlord. home is in central valley/fresno/CA. i need legal advice how to term his lease three mos. early. can i legally do that? what words to use so I avoid court. my spouse cant walk up stairs in current home, the rented home is single story, need for medical reasons that have arisen does that help? want to tell him tomorrow. give him 45 day notice, offer to rent one room back and inconvenience fee of early termination of $250.00 to appease him. thoughts?

You can’t force them to leave, not under these circumstances. Court will not help, as you apparently own other property.

I think you offer is terrible. Add a least another zero, offer them 2,500 to move out early.

I own a home which I have leased to a married couple. Man is moving out, and Wife found roommate she wants to move in, which is fine with me. She asks for the names to change, but the lease to remain with the same ending date (about 9 months from now). What is the best way to fix the paperwork in a way that protects everybody? Write a whole new lease, or add an addendum to the bottom of the current one noting a sublet?

The easiest thing to do is to write a whole new lease with the new names for 9 months.
